County staff drafts flaccid response to Petrovich EIR, encourages auto mall


Urban Limit Line enables rezone application for 154 acres of retail use, including an automall – three times the size of the 55 acre Gateway I

If they follow a staff recommendation, the Yolo County Supervisors will approve a weak response to the "Notice of Preparation for the Environmental Impact Report (EIR) regarding the proposed Phase II Woodland Gateway Project" during Tuesday's scheduled board meeting.

Essentially, the draft is merely a laundry list of considerations that any EIR must include – plus a few limp suggestions that do nothing more than acquiesce to the Urban Limit Line's unspoken manifest destiny.

End note: With the suggestions for complementary landscaping, buffers, reductions of glare, mitigation, focus on the auto mall, green buildings, and coordinated planning of more city growth... readers of the draft letter may get the impression that the proposed 154 acre strip mall (that is three times the size of the incomplete Gateway I) is a done deal.

It should be a done deal. This project will be of great benefit to the city and the people who live here.

Imagine a commercial center outside within easy reach of every household. Traffic, noise, etc. were they do not impact the population centers of the city.

This is right across from Springlale and I am sure we do not want the traffic, crime and noise in this area which has become the red headed step child to Woodland.

Not only is this in the deep flood plain for FEMA, and there whould be no development as it will create flooding on adjacent properties and could cause more homeowners in Springlakse to pay flood insurance. Like happened before from the development.

Additionally, there are many endangered animals and plants as identified by Tuleyome on this land that backs up to the Conaway Ranch nature preserve.

This is prime class 1 agricultural land and has no business being developed. This was typical bait and switch the Urban GROWTH line by Matt Rexroad. They should infill around Walmart and other areas before consuming our agricultural land.

BTW how about that overpass at 102Petrovich promised the City before Costco was built, where is that and how did he pull off that development without the sidewalks and handicapped access?

Petrovich is the only developer that will work with City. City staff had driven all the others away. Petrovich contols the city staff so get use to it.

The BOS approved the letter with some minor changes to be worked in before sending it to the city.

None of the supervisors – with the exception of perhaps Rexoad (who didn't acknowledge one way or another) – knew about the scoping meeting. Thomson hopes someone from the county attended

Rexroad thinks the county has no say in the planning – except for tax-sharing – despite the fact that the 154 acres is ag land currently under the county's jurisdiction.

Chamberlain is concerned of ag traffic traveling on 102 - and the incomplete overpass/entrance to northbound I-5 (shared by Thomson).

McGowan commented on the crude quality of the map contained in the notice - that he could do it with crayons. He said he wants to see maps next time... and more details.

There was some discussion even after the BOS approved sending the letter - but they acquiesced because of the tight deadline provided by the city. They were assured by staff that there will be more opportunity for responses to the EIR.

The hastily composed - and weak - letter is partly due to the city's lack of communication. The diagram - as McGowan alluded to - is a joke. There's no way an EIR process should even be initiated just based on that, but there is a lack of details with no justification for need. The ULL opened the door to unnecessary and poor planning and now this is what we get. Pathetic.

I voted for Matt but Brenda Cedarblade and Frank Sieferman warned that was really an Urban EXPANSION line.

That's what you get when you elect a professional political consultant whos firm and livlihood depend on campaign spin and convincing people with false propoganda.

It should be illegal for political consultants or registered lobbyists to hold elected office. The conflict of interest in inherant and quid prop quo with other politicians (some who are clients come election time) is inevitable.

Time for change.

Let's see... 55 acres x 2 = 110

Gateway II is 154 acres, essentially tripling the size of Gateway I.

Yeah Matt – how easy you forget. You were the one that in a "Secret" meeting along with Dave Flory, who later became your aid, and gave Paul Petrovich a million back and sold out the Downtown and Buzzie. This should have gone to the Downtown or to fix the overpass. But if the truth be told you get a lot of money and perks things you do not list on your contributions, maybe they show up on your taxes at your PR firm, and do and get a lot of pro bono work you do not list on your forms. I would not be surprised to see you sporting a metal tail pipe horse as your home lawn ornament. Oh, you should also write on your contributions the Kleenex you have had to use to wipe off your nose.

Some of Rexroad "HATERS" are crazy to say he least.
The proposed development will need to be dealt by the current city council. I hope they reject it. If Petro wants to built hotels why not downtown Woodland, specially in his property 3rd and Main?

An auto mall? What automobiles are they going to have? GM? Chevrolet? Fairfield's Auto Mall has been in the process of imploding. Dealerships have been collapsing all over Northern California. You'll be competing with Fairfield, Vacaville, and most importantly Sacramento/Roseville. This is ridiculous.

Fiat is still making Chryslers. Plus think of all the japanese motors that are not being sold around these parts.

The Hoblit folks say they are not hurting. And the economy will get better.

By the time Petro gets things rolling out there the economy will be booming again :)
